The Bryant Creek Tract (#03019-03337) is a +/- 359-acre parcel of timberland located in eastern Dallas County, roughly 10 miles north of Fordyce, Arkansas (North 33.955673°, West 92.467882°). According the USDA NRCS web soil survey, the soil composition of the property is predominately Guyton soils along with Amy silt loam, which give the tract an excellent combined weighted average site index of 90 feet for Loblolly Pine (base age 50). The entire property is marketed with the potential of being subdivided into the following two parcels:

(Parcel A): All that Part of the Southwest Quarter lying south of County Road #110 (Pt. SW 1⁄4) within Section 6; Lots 1 and 2 of the Northwest Quarter LESS AND EXCEPT the Southern Five- chains of said lots within Section 7 – All within Township 9 South / Range 13 West, Dallas County, Arkansas, containing +/- 172.8 acres (Based on the Survey).

The Bryant Creek – Parcel A (#03019-03337A) can be roughly considered the northern half of the Bryant Creek Tract and contains +/- 173 acres. Roughly 56 acres on the north side were planted in 2005 and remain un-thinned. The vast majority of the tract is covered in bottomland hardwood, which was last thinned in the fall of 2013. Of this bottomland hardwood stand, almost 50 acres were cleared during the fall of 2016. Bryant Creek, a perennial stream, runs through the center of the property from west to east. Some utilities are available on the north side of the tract along the gated gravel road known as Dallas Road 110, aka “McIntosh Road”, for home site potential within the Fordyce School District.

(Parcel B): The South Half of the Northeast Quarter (S 1⁄2 , NE 1⁄4); All of Lots 4 and 5 and the Southern Five-chains of Lots 1 and 2 of the Northwest Quarter (Pt. NW 1⁄4) all within Section 6 – Township 9 South / Range 13 West, Dallas County, Arkansas, containing +/- 186.0 acres (Based on the Survey).

The Bryant Creek – Parcel B (#03019-03337B) can be roughly considered the southern half of the Bryant Creek Tract and contains +/- 186 acres. Roughly 36 acres on the south side were planted in 2000 and remain un-thinned. The vast majority of the tract is covered in bottomland hardwood, which was last thinned in the fall of 2013. Of this bottomland hardwood stand, roughly 15 acres were cleared during the fall of 2016. Additionally, a 12-acre beaver pond exists on the southwest corner of the property capable of producing some nice duck hunting habitat. Several intermittent streams cross this parcel and flow towards the northeast and into the main Bryant Creek branch. Access to the south side of the tract has been granted via deed from “Hughes Trail”, a gated timber corporation road. An abandoned railway tram crosses the southeastern portion of the property for about 300 yards.
