The Mount Holly Tract (#03019–03509) is a +/- 153.5-acre parcel of timberland located in the northwestern portion of Union County near the community of Mount Holly, roughly 18 miles northwest of El Dorado, AR (North 33.292924°, West 92.941599°). The topography is hilly with an intermittent creek drain running through the northern half of the property. Access is excellent as the gravel public road known as “Joe Grayson RD” runs along the eastern edge of the tract; additionally, a woodsroad runs along the southern edge of the tract. Some utilities are available along this public road to allow for home/camp site potential within the Smackover School District.
The majority of the property, over 120 acres, is stocked with mature natural pine on top of well-drained, hilly terrain. A 27-acre stand of timber containing mostly hardwood is located along a drainage that runs through the northern portion of the tract. A brine well site operated by Great Lakes Chemical Corporation exists in the center of the property (Sellers to RESERVE mineral interest). Trees with dim red paint mark the boundary line of the property.
According to the USDA NRCS web soil survey, the soil composition of the property contains an assortment of fine sandy loams, which give the tract a weighted average site index of 86.9 feet for Loblolly Pine (base age 50).
