Elevations on the property range from 8,200’-8,500’. 2225 Road runs through the property providing excellent access. The road is county owned but has not been maintained so traffic is practically non-existent. This property has been owned by the same family for over 100 years. Dating back to the settlement of the Surface Creek Valley, the original wagon trail heading north from Cedaredge crosses the property. Mostly grown over, signs of the wagon trail are still discernible and there are a couple of areas known to be resting places for the U.S. Cavalry—as evidenced by artifacts found on the property and dated tree carvings. Historically, this property has been used as a summer pasture for cattle and full perimeter fencing, cross fencing, corrals, loading chute, cattle guards and two running creeks make this an ideal location for that purpose. A short easy drive south from Highway 65 makes pulling your camper to the property very doable. There are several nice building sites and springs originating on the property and electricity is located nearby with an easement in place to extend it to the property.
The Grand Mesa is located in western Colorado and is the world’s largest flattop mountain. This mountain property sits on the southern slope and is situated nicely for numerous recreational activities. Over 300 lakes and reservoirs populate the mesa with abundant fishing opportunities nearby. The Grand Mesa National Forest is a very short distance away with over 346,000 acres of national forest to recreate in. Activities on the mesa include hiking, ATV & UTV riding, horseback trails, fishing and hunting. Winter activities on the Grand Mesa include Nordic & Alpine skiing, snowmobiling, and snowshoeing.
