Area Information
Parkman, Maine is a small town of 843 people according to the 2010 Census. There is a small mom and pop grocery store along Rt 150. Most shopping would be done in either Guilford or Dover-Foxcroft. Dover-Foxcroft is home to a hospital, several doctors offices and a vibrant shopping and dining community.
Land Features
Two gravel roads provide easy access to the timber tract. Windy Pitch Drive is the south eastern boundary of the land parcel. Its nearly 2917+- feet of road frontage provides access to the land along the road. The second road starts at the mid-point of the parcel and brings you to the western boundary of the lot. From there, there is a logging trail that brings you to the northern boundary of the property which is Carleton Stream and provides access to the 3708+- feet of trout stream frontage as well as the interior areas of the woodlot. The land is rolling and sloped. It has a maximum elevation along Windy Pitch Dr of 790+- feet and slopes down to the trout stream to an elevation of about 540+- feet above sea level. Water Features
Carlton Stream is a brook trout filled stream that flows along the northern boundary of the parcel. Deep pools and shallow riffles along its gravel bottomed steam bed are home to brook trout. Carlton Stream is a tributary of Kingsbury Stream, which is a much larger trout fishery nearly 2 miles away. Several active beaver dams were seen in a recent visit to the property. Moose and deer tracks were seen in the damp earth along the stream as well.
Recreational Data
The logging trails throughout the property from its most recent wood harvest of approximately 5 years ago, have provided young growth which is required by all Maine’s wildlife. Moose, deer, grouse and snow shoe hare can all be found here in good numbers. Nearby ATV and snowmobile trails provide motorized recreational opportunities from the property. Snow shows and cross country skis along the logging trails are excellent ways to explore the interior of the parcel during the winter months. Hunting for whitetail deer and ruffed grouse during the fall and catching a feed of brook trout in the spring can all be had, right here on this outstanding parcel.
