Land Features –Elevations on the site are from 370 – 490 +/- feet above sea level. According to NRCS mapping the soils of the eastern part of the property are gravelly loams that are good for everything from crops to trees and wildlife. The west side slopes are more conducive to growing trees and providing food and shelter for wildlife. The land was timber harvested approximately 10 – 15 years ago. The remaining stands of hardwoods and softwoods, plus the extensive new growth are well spaced and appear to be growing well.
An interior road on the property provides access to the central portion of the land. This gravel road is in excellent condition.
Views and Recreation – With a hilltop on the eastern edge of the land and slopes to the west, this property has some amazing views of Mt Katahdin and the other Appalachian Mountains. The trees on this property have grown and once the leaves come in spring the views are restricted. To improve this view, some timber harvesting will need to be done.
If you like hunting, exploring the forest and other outdoor recreation, this is a great place to do it. Many of the state’s wildlife can be seen here. During visits to this site we have had sightings and have seen much sign of the elusive moose. Nearby ATV and snowmobile trails are connected to the statewide network of trails. Fishing the many nearby lakes, rivers and streams is a great pastime as is easy day trips to Baxter State Park.
Access – Getting to the property is easy over back country county roads to the private graveled access road. The property is about 6/10ths of a mile from the paved public road. This road is gated for privacy and is shared with a handful of other neighbors for access.
Location – This land is surrounded by big woods and other large lot owners. This is not a housing development. Woodville is in the north half of Penobscot County. The town population is about 240. It is situated north east of the service center of Lincoln and the town’s eastern border is the Penobscot River. Services like grocery stores, building supplies, hospital, restaurants and other entertainment can be found in Lincoln 11 +/- miles from the land. The nearest city is Bangor, about a 55 minute drive south of the property.
