The Daisy Spain Tract (#03019–03529) is a +/- 400-acre parcel of timberland located in western Union County roughly 7 miles west of El Dorado, AR (North 33.241888°, West 92.785292°). The topography is well-drained with two intermittent creek branches flowing through the property. Access is excellent via gated timber road running along the southwestern portion of the property (call us for gate combo). Roughly 190 acres were thinned about 20 years ago and have been allowed to regenerate naturally with a young stand of pine; another 160 acres contains mostly mature natural pine sawtimber. A 40-acre hardwood creek drain runs through the center of the tract as well as another 13-acre pine creek drain in the northern portion. According to the USDA NRCS web soil survey, the soil composition of the property contains an assortment of Sacul-Sawyer Complex and fine sandy loams, which give the tract an excellent weighted average site index of 90.3 feet for Loblolly Pine (base age 50). The property contains diverse stands of natural pine edges as well as hardwood creek drains to create both investment timber potential and wildlife habitat edge.
