The Dry Creek South Tract (#03019–03596) is a +/- 79-acre parcel of timberland located in western Union County about eight miles west of El Dorado, AR (North 33.184259°, West 92.801902°). The topography consists of upland hills of natural pine in the northeast portion sloping downwards to the southwest where a bottomland hardwood stand with Dry Creek runs through the property. Access to the property is available with a gated woodsroad running southeasterly from Union RD #8 aka “Parnell RD” for about a half-mile to a pipeline right-of-way, then for nearly another half-mile southwesterly along this pipeline right-of-way to the northern edge of the tract. The property features about 14 acres of mixed natural pine-hardwood upland hills along with approximately 64 acres of hardwood creek bottom land. A pipeline right-of-way about 20 yards in width crosses the northwestern portion of the property providing a wildlife corridor of 300 yards in length! According to the USDA NRCS web soil survey, the soils consist of primarily Guyton silt loam that gives the tract an excellent weighted average site index of 90.0 feet for Loblolly Pine (base age 50).
