The Dry Creek North Tract (#03019–03595) is a +/- 119-acre parcel of timberland located in western Union County about eight miles west of El Dorado, AR (North 33.194131°, West 92.809522°). The topography consists of upland hills of natural pine sloping downwards to a bottomland hardwood stand where Dry Creek runs through the southwest portion of the property. Access to the property is available with a gated gravel oil field road running along the western edge; additional access is available with another gated woodsroad running southwesterly along a transmission line from Union Road #8 aka “Parnell RD” for about a half-mile to the eastern edge of the property. The property features about 54 acres of natural pine upland hills along with approximately 65 acres of hardwood creek bottom land. About 3 acres of were planted with loblolly pine some 35 years ago and have never been thinned. A transmission line right-of-way about 40 yards in width crosses the northwestern portion of the property providing a wildlife corridor a quarter-mile in length! According to the USDA NRCS web soil survey, the soils consist of primarily Guyton silt loam and other fine sandy loams that give the tract an excellent weighted average site index of 90.0 feet for Loblolly Pine (base age 50).
